Estates Surveyor
We are seeking a proactive and experienced Estates Surveyor to join our team, supporting the Estates Director in managing the established property portfolios of the Regional & City Airports Group. This role will involve overseeing commercial property interests across Bournemouth, Exeter, and Norwich Airports, as well as XLR Executive Jet Centres.
The successful candidate will play a key role in lease negotiations, rent reviews, managing voids, and estate development while ensuring statutory compliance and maximising portfolio income. They will also be responsible for monitoring and fulfilling contractual terms and conditions of occupancy. Key Tasks:
The role requires the holder:
- To identify and familiarise themselves with the property portfolio by reference to documents and records held and by personal inspection and enquiry.
- To maximise revenues from the existing property portfolio through implementation of rent reviews, lease renewals and regearing of leases as appropriate.
- To minimise vacancy in the portfolio by close liaison with existing occupiers to understand property drivers and by marketing actively when vacancy is inevitable.
- To actively deal with all applications for landlord consent in a timely fashion.
- To support the Company’s operational businesses, located at each airport and elsewhere.
Key Responsibilities:
The role requires the following:
Undertake all matters relating to the Company’s land and buildings; tenanted, owner-occupied and vacant.
- Support all Landlord and Tenant matters for the Company, property acquisitions and disposals inside and outside the Estate and arrange schedules of dilapidations and condition when necessary.
- Manage directly, or by liaison with Airport facilities teams, the maintenance of vacant and multi-tenanted premises, and any service charges for common parts and communal services.
- Maintain and update estates records, including property management systems, schedules, and reports.
- Undertake rent review and lease renewal negotiations and manage any subsequent legal processes.
- Undertake and support regular and ad-hoc portfolio/individual property valuations, for a variety of purposes.
- Prepare heads of terms, transaction approval forms/reports, and completion statements in line with the Company’s scheme of delegation and instruct and manage solicitors in drafting and executing legal documents.
- Design, prepare and set up formats for sale particulars, letting particulars and advertisements, dealing with all enquiries.
- Under the supervision of the Estates Director to liaise with representatives of Rigby Group, the Company and its airports and subsidiaries, as and when appropriate, and to seek their consent to property transactions, approval of Estates activities in dealing with the tenants’ proposals and generally exchange information.
- H&S Policy – It is fundamental to our success that health and safety policies are understood and acted upon by all employees. Whilst at work the postholder will comply with their responsibilities conferred by the Health and Safety at Work etc. Act 1974.
- Support all functions of the Estates team.
- Conduct or instruct relevant and periodic inspections of the portfolio to assess its condition, ensuring compliance with requirement for remedial action as necessary within the terms of statute and contractual requirements.
Skills Knowledge & Experience
- Likely to be a chartered surveyor with at least five years’ appropriate experience in a commercial investment property portfolio environment.
- Good experience/awareness of financial/commercial systems and procedures.
- Strong IT skills and experience, particularly Word and Excel. Knowledge of property management systems would be an advantage.
- Good understanding of internal and external stakeholders in relevant areas.
- Proven track record of dealing with internal and external customer requirements and delivery.
- Ability to demonstrate awareness of health, safety and environmental regulations relevant to the role.
- Good skills in managing deadlines, timetables, multi-tasking and priorities.
- Good resource planning and management skills.
- Good planning and organisation skills, including project management.
- Ability to act as a good ambassador for the Estates team, the Company, and its subsidiaries.
